Committee of Adjustment Notice: Monday, August 26, 2024

This notice is to inform residents and businesses that the Committee of Adjustment of the Town of Penetanguishene will hold an electronic public hearing on MONDAY, AUGUST 26, 2024, AT 7:00 PM to hear a Minor Variance application pursuant to Section 45 of the Planning Act, R.S.O. 1990.

Written comments are requested no later than August 21, 2024; however, all comments will be received and considered up until the evening of the meeting. This notice must be posted by the owner of any land that contains seven or more residential units in a location that is visible to all of the residents.

DESCRIPTION OF THE APPLICATIONS

  1. The land subject to this Minor Variance application (File No. A6/2024) relates to the property municipally known as 14 BEECHCROFT ROAD (see Location Map attached). The purpose of the application is to permit a maximum cumulative lot coverage for all accessory buildings and structures of 143 square metres, whereas the lesser of 10% up to a maximum of 100 square metres is permitted. The effect of the application is to facilitate the construction of a new detached garage in the rear yard.
  2. The land subject to this Minor Variance application (File No. A7/2024) relates to the properties municipally known as 13, 15, 17, 19, 21, 23, 25, and 27 Quarry Road (see Location Map attached). The purpose of the application is to permit a maximum height of 9.2 metres for townhouse dwellings whereas a maximum of 8.0 metres is permitted in the Residential Three Exception Sixty-nine (R3-69) zone. The effect of the application is to facilitating living space within the basement of each townhouse unit due to grading limitations. The increased height is requested to maintain a consistent roof pitch across each of the eight (8) townhouse units.
