Community Improvement projects are no easy task. They are, however, essential for any municipality looking for financial, industrial and residential growth. A healthy central business district attracts investors, tourists and special events, further contributing to a healthy and vibrant community.

Downtown Community Improvement Plan (CIP)

The Town of Penetanguishene has developed a Community Improvement Plan for our historic downtown.  The Community Improvement Plan provides a set of municipal leadership programs and financial incentive programs to support the beautification, improvement and revitalization of the Town of Penetanguishene.

Affordable and Sustainable Housing Community Improvement Plan

The Town of Penetanguishene approved a new Affordable and Sustainable Housing Community Improvement Plan (Housing CIP) and Project Area on June 12, 2024.  The Housing CIP has a focus on providing financial assistance to encourage new affordable and sustainable housing developments. The proposed CIP will allow the Town to provide a variety of forms of assistance for affordable and sustainable housing including:

  • Tax increment grants
  • Offsetting of planning and building permit fees
  • Building improvement, renovation, or accessibility grants and loans for both purpose-built rental housing and energy efficiency upgrades
  • Grants for studies in support of the feasibility of new affordable and sustainable housing
  • Grants for the development of Additional Dwelling Units
  • A program to identify and offer surplus municipal lands for affordable and sustainable housing development.

Heritage Tax Rebate

The Town of Penetanguishene offers a property tax rebate for eligible heritage properties. 

Eligibility

The Heritage Property Tax Rebate Program applies to the heritage portion of properties that are designated as having cultural heritage value or interest under Part IV of the Ontario Heritage Act (an individual property designation). Properties are designated under Part V of the Ontario Heritage Act and rated as having excellent, very good, or good heritage value.  

Property Tax Rebate Amount

The amount of the annual property tax rebate is 40 percent on the eligible portion of the property (historical portion) for the Town and school board share of the property taxes.
